A water heater rarely fails at a convenient time —
Most people find out their water heater has a problem in the shower, on a weekday morning, with somewhere to be. Others find it later, when there is water spreading across the garage slab and a mess to deal with. Either way you have a house full of people who need hot water and no good way to tell how bad the problem actually is.
The part that costs homeowners money is the waiting. A small leak at a fitting is a cheap fix on Monday and a flooded garage by Friday. A unit running on a failing element burns power the whole time it is failing. Getting eyes on it early usually decides whether this is a repair or a replacement.
How it Works
How we handle a water heater call —
1. We diagnose it, not guess at it.
We test the actual failure point, the thermostat, the heating elements or burner, the thermocouple, the anode rod, the T&P valve, the connections. You get told what failed and why.
2. You get the repair-or-replace call straight.
If the tank itself has gone, we say so. If it is a $200 part on a six-year-old unit, we say that too. Your age, warranty status and repair cost all go on the same page so you can decide.
3. We do the work and haul the old unit off
Repairs are usually same-day. Replacements are typically same or next day depending on the unit, and we take the old tank with us.

North Texas water is hard, and that shows up in water heaters faster than most homeowners expect. Sediment builds in the bottom of a tank, insulates the burner or element from the water it is trying to heat, and forces the unit to run longer for the same result. That is why a Texas water heater often shows its age around year eight or nine rather than making it comfortably to twelve. Flushing the tank once a year and replacing the anode rod when it is spent are the two things that most reliably add years to a unit.
When a repair no longer makes sense, we will tell you. A tank that is leaking from the body itself cannot be fixed, and putting a new element in a unit that is past its warranty is usually money spent twice. When it is time to replace, we size the new unit to how your household actually uses hot water rather than defaulting to whatever was there before, walk you through tank versus tankless honestly, and handle permits, venting and drain requirements so the install passes inspection.

Most tank water heaters in North Texas last eight to twelve years. Hard water shortens that, so units that never get flushed often start failing closer to eight. Tankless systems generally last longer, often fifteen to twenty years, if they are descaled regularly.

The two things that decide it are the age of the unit and where the failure is. A thermostat, element or thermocouple on a unit under about eight years old is worth repairing. A tank that is leaking from the body itself has to be replaced, since the steel has corroded through and there is nothing to seal.

It depends on the size of the unit, whether it is gas or electric, tank or tankless, and whether the install needs venting, pan or drain work to meet code. We give you a written price for your specific home before any work starts rather than quoting a range over the phone.

Often yes. If it is a standard tank size we stock or can pick up, we can usually replace it the same day or the next. Tankless conversions take longer because they usually involve gas line and venting changes.

Shut off the water supply valve at the top of the tank, then turn off the power at the breaker for an electric unit or set the gas valve to "off" for a gas unit. Then call us. Do not leave a leaking tank running.

It can be, especially for larger households that run out of hot water or for homes where you want the floor space back. Tankless units cost more up front and need annual descaling in our hard water, but they last longer and only heat water when you ask for it. We will give you an honest read on whether it fits your house.

Yes. An annual flush clears the sediment that hard water leaves in the bottom of the tank. It is the cheapest thing you can do to keep a water heater working properly and it is included for members on our maintenance plan.
